It just keeps giving the Update option, even after "updating" the app. Take a look at this video. Clicking the update button starts the process, but in the end, it reverts back to "update" instead of completing the process and becoming "open"
How do I update the app ?
I no longer got notification form updates, maybe because i set the two older Xcode to locked... maybe not.
When I have had problems with the App Store, I have found that the boot volume was entered in the System Preferences -> Spotlight -> Privacy pane. If the boot volume is included, it is EXCLUDED from the Spotlight indices, and the App Store uses those indices to determine what applications are installed.
Once the volume is removed, and the indices updated (you have to wait...), the App Store started finding updates.

Delete and re-install the app. Unless the app in question is Xcode, I'd be doing the same for all apps, if update fails.
